All we need to do is simply notify the right authorities.

Before we commence construction, we need to verify whether the selected plot of land is not included in the local site development plan. If this is the case, we should verify whether it is allowed to build a house there. A 35 sqm house is treated as a recreational house, not a residential one. If we have no construction plan, it may be necessary to obtain a decision regarding zoning conditions. Whether or not it is needed depends on how the regulations are interpreted by the specific office.

How to notify the authorities about a 35 sqm house?

We already know that the construction of a small house will proceed smoothly, but the question arises as to how such a notification should look. We can prepare it ourselves or use a template available on the website of the starosty or municipality. It should contain such information as the type and scope of construction works, date of commencement and an emphasis that it is a house for individual recreation.

It must be, above all, functional, which might be problematic with a small area. First of all, instead of a bathtub, there should be a shower unit. It shouldn’t be a model with a high and massive shower tray – such a unit would take up too much space. A minimalist and flat shower tray would be a better option. When it comes to the shower enclosure, a walk-in shower is the ideal choice, the size of which can be very easily adapted to the bathroom space. A washbasin is also a must. It should also be quite economical in form, and the space underneath should be used for cabinets or drawers. For this, hanging cabinets and shelves will work well. It is a stylish and practical way to use the wall. The shelves can even rise to the ceiling. If we wish to store cleaning products, cosmetics or towels on them, cabinets with doors will be a good solution. In this way, it won’t look cluttered, and everything will have its place.

It is worth investing in mirrors, which will optically enlarge the space. With their use, the bathroom will be not only more spacious, but also brighter and cozier. If there is a window in the bathroom, it is worth putting plants on the windowsill as potted flowers always create ambiance. A similar role can play woven baskets or scented candles. Although a small bathroom may seem difficult to arrange, it doesn’t mean that we can’t enjoy beautiful decor.
